Monarch Club and Monarch Activity Center (MAC) Parking
The Monarch Club and MAC were put in about 14 years ago and the Club has been changed over time. In addition to Club changes, there are now more then 50 activity and exercise clubs. Shea controlled the HOA until the middle of 2019 and most of the changes were made during that time.
The Phase 3 plan adds 64 parking spaces to the Monarch Club and 24 spaces to the MAC. The planned parking increase should address most of the expected parking needs. However, there are around 50 clubs and workout classes that meet periodically at the Monarch Club and MAC. Groups meet either inside or outside and the parking plan does not address all club and class needs. Once Phase 3 is completed there could be periodic parking shortages of more than 60 spaces, and this does not include parking for events.
The fund for amenities and parking is fixed and due to rising costs, the added parking spaces may have to be reduced and this could cause additional issues.
The overflow lot is critical to address Monarch Dunes club parking. This parking lot is owned and maintained by Monarch Dunes. Before this lot was transferred to the Monarch Dunes it was a ride share lot. No public transportation was ever put in Monarch Dunes and this lot was never used for ride share. It is not part of the Village Center land Shea sold to the developer. It is needed for Monarch Club parking and cannot be included in Village Center parking plans.
